What's Included in the Basic Plan Package?

We provide the following drawings:

  • Floor Plan
  • All necessary Exterior Elevations (Front, Rear, & Sides)
  • Only Building Sections necessary to communicate non-typical details
  • Roof Plan
  • Lighting and Electrical Plan
  • Fireplace Elevation
  • Foundation Footprint   Also, we will coordinate the development of an Engineered Foundation Plan with the Engineer of your choice, or we will recommend one.

We will develop additional drawings if so desired, e.g. Site Plan or Interior Wall Elevations.
We will also modify the plans or produce a mirror image for an additional fee. See "Modifications Quote" or "Pricing Calculation ".

EXCLUSIONS & EXCEPTIONS

1. As mentioned above, we only coordinate the Engineered Foundation design. The soil conditions vary so much from one site to another that it is impractical to develop Foundation Plans and Specs to accommodate all conditions. You should have a local engineer request a soil test and develop engineered foundation plans that are site specific. However, the “footprint” of the Foundation Plan does represent the desired foundation for the respective home plan.

2. Cabinet Elevations are provided upon request only for an additional fee. The prevailing custom is for the client to meet with a local cabinet maker, who has been provided with our Floor Plan, and develop custom cabinet plans usually without a fee.

3. Compliance with codes is not guaranteed. While these homes have been designed with a specific code in mind, each might not satisfy all local building codes. Minor revisions might be encountered after submittal to your local building code official.

4. These plans do not carry the costly seal of an architect or engineer. However, in most cases, they have been previously built and have withstood the test of time.

OPTIONS

1. As mentioned above, we will provide, for a fee, additional drawings deemed necessary, e.g. Site Plan, Cabinet Elevations, Interior Wall Elevations, or also, we can coordinate a Framing Plan for an additional fee.

2. We will also provide a Material Description for a nominal fee. This will be developed in collaboration with the builder and homeowner. A Material Description details the type and appropriate qualities of materials recommended (not the quantity).
